We match your booking to a vetted, DBS-checked viewer local to the Northeast. They attend every viewing in your booking at the scheduled times, carrying out your instructions and taking thorough notes.

Viewing Takes Place
Your viewer attends each property viewing, taking structured notes, photographs, and video throughout. They ask the estate agent questions on your behalf and assess the property honestly.

Report Delivered
Turnaround depends on your package: Basic delivers within 36 hours, Standard delivers every property report together with a side-by-side scorecard within 24 hours of the last viewing, and Premium delivers each report within 6 hours of its viewing, followed by a final ranked scorecard.

Frequently Asked Questions
Is this only for buyers?
No — our service is available to anyone who wants a viewing carried out on their behalf: buyers, renters, property investors, or solicitors.
What areas do you cover?
We cover all major towns and cities across Northeast England including Newcastle, Gateshead, Sunderland, Durham, Middlesbrough, Darlington, Hartlepool, Stockton-on-Tees, Hexham, and Morpeth. Contact us if your area isn't listed.
Are your viewers trustworthy?
Yes. All viewers are individually vetted, hold a valid Enhanced DBS check, carry appropriate insurance, and have signed our professional conduct agreement before they can take bookings.
What happens if the property viewing is cancelled?
If the estate agent or vendor cancels the viewing, we'll work with you to rebook at no extra charge. If you need to cancel, please do so at least 24 hours before the booking.
Can I provide specific questions to ask?
Absolutely. During checkout you can leave instructions and specific questions for every property in your booking. Standard also includes a 10-minute post-viewing call, and Premium a 20-minute consultation, so you can talk through what your viewer found.
How do you handle my personal data?
